1. Ensure the house is clean and tidy

I know it's tempting to leave the house as-is when you don’t have any viewings scheduled, but it's important to remember that potential buyers will judge your home based on its condition and they can arrange to visit any time.

A presentable home will attract more buyers, which means more offers and higher profits.

As a seller, you should ensure that the home is always clean and tidy and NOT only on the days that you have potential buyers visiting.

By implementing this simple habit during the sales process you can expect to get more money for your home since buyers will be less likely to spend time cleaning up after purchasing.

2. Clean up the yard and make sure it looks nice from the street

As much as the inside of your house should be spotless, don’t forget about the garden!

Ensure that rubble and garden refuse are removed, the lawn is neatly trimmed and the flowerbeds are well maintained. Once your garden is sorted, be sure to give some attention to your pavement area, even if this means planting some flowers or bushes to line your driveway.

If necessary, prune any overhanging branches and sweep the street in front of your house. Mow the grass, rake the leaves, and remove all weeds … or pay someone to do this!

Less “stuff” standing around creates the feeling of space and your home will seem bigger to the prospective buyers. If you feel you have too much stuff (and that is probably why you want to move to a bigger place), get a storage unit for a few months.

You can get one for a steal and at the same time increase the perceived value of your property. Another tip is to pack away photos of your family, if they are free standing and not fixed to the wall, of course.

The reason for this is that potential buyers want to imagine themselves and their family in your home. They want to picture their future in the home, and this is much easier to do without constant reminders of the current owners all over the place.

4. Paint walls in neutral colors to make it feel more spacious

If your budget permits, you might want to paint your house inside and out, especially if there is a lot of chipped paint or if it was last painted 5 or more years ago.

Painting the exterior of your home (including boundary walls inside and out) can give your property a much-needed facelift.

Of course, it’s quite expensive to completely repaint your house, so if that’s beyond your budget, then consider painting a few of the inside rooms instead.

The “biggest impact” rooms are often the kitchen and bathrooms, so consider giving them a fresh coat of paint to liven up the house.

When it comes to choosing colours, rather stick to light, neutral colours.

5. Light and scent

Don’t underestimate the power of good lighting to make your home even more attractive to viewers.

Ensure all curtains and blinds are open to let in as much light as possible.

Keep the lights on in any dark passageways or in rooms that face away from natural light. You could also burn a scented candle in the living room to enfuse the house with a pleasant aroma.

Choose a mild scent that is subtle but not overpowering. Speaking of odours, please remove any dogs/cat baskets, blankets and cat litter boxes that you keep in the house.

While you and your family are accustomed to the smell of your pets and may not notice any odours, strangers will definitely be able to detect pet smells. Best to leave Fido’s basket outside while people are visiting.
